THE PRICE OF SECOND HAND DWELLINGS HAS INCREASED IN 4.4% DURING THE FIRST QUARTER

HALF OF THE TOWNS AND CITIES OF MALLORCA REGISTER INCREASES AND IN PALMA THE INCREASE IS OF 4.8%

The price of second hand dwellings has shown in the Baleares an increase of 4.4% during the first quarter of the year and is now at 2.060 euros per square meter, according to the last report of prices of Idealista. So is informed by the plataform in a news report in which is pointed out that in a decade after the crack of the real estate bubble, the prices in Palma continue to be 13.1% less than during the highest point. On a year-to-year rate, the prices have increased in 9.3% in the first quarter. On the other hand, in the towns of the islands the behaviour has been different. The price has increased in half the towns, with Port of Alcudia with the most pronounced increase (6.4%), followed by Campos (6%) and Sant Antoni de Portmany (5%). The most importantd drops have occurred in Lloseta (-6.4%), Cala Ratjada (-5,1%) and Mahon (-4.4%). In Palma the prices increased in 4,8%. Santa Eulalia is the most exclusive town in the islands with 2.967 euros/m2, followed by Sant Josep de Sa Talaia (2.864 euros per square meter). The most economic town of those analysed by Idealista in the Baleares is Inca, where the owners ask for an average amount of 1.114 euros/square meter. Followed by Sa Pobla (1.165 euros) and Manacor (1.290 euros).

Drops at national level

The price of second hand dwellings in Spain has concluded the winter season with a drop of 2.2%. The square meter has reduced to 1.513 euros from the 1.548 euros valued three months ago. In the year-to-year calculation the drop is of 2.5%. Idealista emphasized that “the report of the first quarter of 2017 maintains the different speeds of the development in the real estate sector in Spain: with growth in the large markets and with adjustments in population centres without interest of demand”. By Autonomous Regions only the islands and Aragon have seen how their prices increase. In Cantabria the prices are stable and in the remaining areas there is a decrease.
